Understanding the development potential of a piece of land. Due diligence is a key factor in determining investment viability and allows you an insight into the land use rights, restrictions and development parameters applicable.

Consent uses

Every parcel of land has land use rights. Some uses are granted as a primary and additional right while others require consent from the relevant Municipality.

Rezoning

While every parcel has land use rights, this can be changed to allow for a different types of uses for e.g. rezoning from residential to business zoning to allow for more business-centric land uses

Subdivision

Subdividing a portion of your property or a piece of land into various portions allows for individual ownership.

Land use Departures

Departing from building lines, parking and various other development parameters allows you to develop with greater potential outside of the applicable land use rights.

Removal of Restrictive Conditions

Restrictive conditions can be imposed in terms of conditions of previous land use approvals and/or title deed restrictions which can then be removed within certain parameters.
